Leasehold block management carried on with care and a clear record
Theresa Estate is the trading name of 7 - 12 THERESAS WALK LIMITED, a leasehold block management operation concerned with the day-to-day running of the building at Theresas Walk. Our work covers the ordinary obligations that fall to a managing agent: service charge budgeting, contractor instruction, communal repairs, insurance arrangements and the records that sit behind each of them.
We hold the view that leasehold management is mainly a matter of account and explanation. A leaseholder is entitled to know what has been spent, why it was spent and what is planned next, and so we keep our correspondence and our accounts in a form that can be followed without specialist knowledge. When you raise a question with us, we answer it in writing, and we answer it against the record.
Most enquiries reach us from leaseholders within the building, but we also correspond with directors of the management company, with solicitors handling a sale or a transfer, and with other agents acting on behalf of a landlord. Each of those parties tends to need something slightly different, which is why we ask for the block, the flat and the nature of the matter at the outset.
The matters we deal with most often concern service charge apportionment, the schedule of works for the coming year, requests for documents ahead of a sale, and reports of disrepair in the communal areas. We also take enquiries about arrears, about alterations requiring consent, and about the subletting provisions in the leases we manage.
If your question falls outside the management of the building, we will tell you so plainly rather than pass it around. Where another party is better placed to help, we say who that is and what information they will need from you. That is a small courtesy, but it saves a great deal of time on both sides.
